What documents do you need to sell a house?

How many times have you asked yourself what documentation I have to have to sell my house ?, here we summarize everything you need

This is the documentation:

* Property title or Housing Deed.

This is the most important thing, the owners and the registration in the Property Registry are listed

* National Identity Document (DNI) or passport

It is essential to demonstrate that those who appear are the owners listed in the deeds. Do not leave your ID at home!

* Simple note

The Land Registry issues this document detailing the relevant information about the home. It is a merely informative document in which the type of property is identified, the ownership and the charges or encumbrances it has are detailed. Usually requested by the notary

* Real Estate Tax (IBI)

It is required to present the last paid receipt of the real estate tax. This tax is levied on owning a property and it must be made clear that the home is up to date with this payment before proceeding with its sale. In addition, this receipt appears the Cadastral Reference of the home necessary for the drafting of the Public Deed of the new buyer.

* Community of Owners Certificate

The property must be up to date with all payments, so we will have to present a certificate from the community stating that nothing is owed to it. For the certificate to be valid, it must be signed by the administrator of the property and the President of the neighborhood community.

* Mortgage: Certificate of pending debt and registration cancellation

If when we go to sell the house it is mortgaged, it is mandatory to go to the bank and request the certificate of Outstanding Debt in which the amount owed at the time of transmission is detailed. If, on the other hand, the house does not have a mortgage, the simple note will specify that it is free of charges.

* Certificate of Energy Efficiency

Since 2013 this certificate must be presented before proceeding with the sale of the property, it includes objective information on the energy characteristics of the home. It is an official document written by a technician
